Inside, there’s a natural flow between living and sleeping spaces. Each room has its unique vista of pond, sea or the Burren. The stunning cathedral style kitchen/diner windows beckon in light and warmth which flood the space year round. Separate pantry and laundry area adjoin the kitchen. The majestic, wooden floored living room is open plan with dramatic vaulted ceiling, stove fireplace with large double aspect windows framing the sea views beyond, which can be enjoyed lounging on the bay window seat.
There are 3 double bedrooms and an office area on the ground floor and a further bedroom/office upstairs. The generous master suite has a full bathroom ensuite with ornate mosaic tiling, double sink, claw foot bathtub and walk in shower. The master bedroom has French double doors opening onto the back garden.
Outside, in the tranquil grounds accessed up a gravel driveway flanked by a drystone wall, there are two ponds and a “secret garden” among the fruit trees. A gate at the bottom of the garden leads to Crushoa Pier where current owners swim and kayak year ‘round and have a boat moored. Particularly useful during Mackerel season. The pier forms part of Galway Bay Special Conservation area making this location extra special. The property is nestled in nature and its beautiful natural gardens have been designed to mirror the coast with ponds, Burren limestone paving, as well as cherry, apple, fig and pear trees. There’s parking for several vehicles in the grounds around the house.
Located on the Wild Atlantic Way, Kinvara is recognised as one of the most sought-after locations on the West coast, which is famous for traditional Irish music and culture and hosts the famous Fleadh na gCuach and the Cruinniu na mBad festivals annually. Kinvara has excellent transport links with the M18 and the M6 easily accessed at nearby Ardrahan as is the railway station and there is daily Bus Eireann service bringing Galway, Limerick, Ennis and Loughrea all within easy reach. It is a village that has everything: great natural beauty and amenities, great facilities and services and a warm friendly population.

Kinvara is a short drive away and has good restaurant and pub options and a supermarket, but while you're at the house you really are away from everything. The pier is a short walk away and you can swim, kayak and paddleboard easily. We had a lovely swim under the stars one evening".
